<p>Costa Rica is a Latin American country with mile after mile of sandy beaches, volcanoes, and tropical mountains. With the Caribbean on one side, the Pacific on the west, and wonderful warm blue waters teeming with fish, it is a perfect vacation destination. In fact, it is one of the most visited countries in Central America. Today it has a booming industry with many resorts, inexpensive hostels, hotels, golf courses, restaurants, casinos, pubs, and locales catering to adult activities. As it is being discovered, more and more Americans, Canadians, and Europeans have chosen to live there full or part time with thousands owning second homes along the spectacular beaches or tropical mountains. Foreigners can own property in Costa Rica and tens of thousands live here year-round because of its democratic government, tropical climate, reasonable land prices, and spectacular laid-back natural environment. All this in turn has led to an increase in Costa Rica real estate prices, particularly along the magnificent Pacific coast where most of the tourists go.</p>
<p>The north and central parts of the Pacific coast, in particular, with great weather and many attractions, has been the most popular area for travelers for a long time. The need for developed property serving the desires of the growing number of visitors has seen a substantial rise in prices of real estate there. Tourist attractions and amenities have sprung up dramatically. This has led to an acute shortage of land in some places that has brought increased upward pressure on land prices.</p>
<p>Additionally, the large numbers retirees and folks who have elected to live in a tropical paradise and leave behind the pressures of day-to-day life has also contributed to the increase in property prices in some coastal areas. Plenty of investment has been coming into real estate from outside the country. The U.S. has led the way, certainly, but there are lots of investors from Canada and Western Europe. China has been increasing its presence in Costa Rica dramatically over the last few years, too and today there are thousands of Chinese who live there. In addition to beach-front property, the main areas of investment are farms, called fincas, which are being developed into subdivisions, mountain properties, and vacation rentals. Real estate prices have soared along the Pacific coast and some other parts of the country because expatriates and people wanting second homes have realized just how cheap, relative to the U.S. and Europe, land is.</p>
<p>For many years now, Costa Rica has understood the importance of sustainability. The country has adapted to its tourist patronage by developing and welcoming the international community. Development of condominiums, single family homes, and subdivisions catering to expats accelerated dramatically in the last 10 years, particularly along the northern and central coasts of the Pacific. With that boom came increased land prices, though still far, far lower than in comparable areas in the United States and Europe.</p>
<p>How has the financial downturn in the States and Europe impacted Costa Rica? Not surprisingly, subdivision and condominium development have dramatically slowed or even been put on hold, and in some parts along the Pacific coast American second-home buyers, now cash-strapped, have been selling beautiful properties at large discounts. These are properties that were by American and European land prices good buys when made. Now they have become extraordinary opportunities.</p>
<p>Despite today&#8217;s uncertain economic climate in the States and Europe, the general perception is that there will be a large rebound in Costa Rica real estate. Why? One reason is the incessant flow of investments based upon the lucrative returns to be had from property development. Another is that, in comparison to the Unites States and Europe, real estate prices, particularly on sunny, tropical coastlines remain incredibly reasonable. Land prices along the coasts are still just a fraction of the cost elsewhere. Further, real estate investors have found extraordinary returns on their investments over the last decade.</p>
<p>The beach properties along the Pacific coast have seen, and will probably see, the largest increase in prices over time. The Caribbean coast remains relatively undeveloped. Certainly prices there, like all of Costa Rica, are rising but not nearly as much as on the other coast (which, of course, means that stress on prices have been less lately than on the Pacific side). And, as more and more Ticos move from the country into the big urban area around San Jose, available prime property has become increasingly scarce. Demand remains strong in the urban areas and, for more and more expats who live in Costa Rica, the amenities and climate around San Jose are proving irresistible.</p>

<p>With the 2014 Football World Cup hosted by Brazil, Joao Pessoa is positioned perfectly to provide the perfect holiday location with its first rate beaches, restaurants and laid back charm. With easy access to see some of the group matches in Natal and Recife, both only an hour away on the new motorway, Joao Pessoa is well positioned to benefit from the &#8216;World Cup&#8217; effect!</p>
<p>Following protracted negotiations the city received permission in August for a major conference centre costing in excess of $50 million to be located in Cabo Branco, Joao Pessoas number one residential district and ideal investment location. <p>And while he Brazilian economy is booming, the rich Amazonian rainforest is blooming. Some of the worlds most health-filled foods are packing some areas of the North from head to toe. A few years ago few had heard of such exotic names as pupunha, grumixama and capuau let alone tasted them. Now however, these fruits have sparked a health food revolution not just in Brazil but also throughout the US and Europe too, and no more so than the aai berry.</p>
<p>Acais health properties are legendary. It has been used for centuries by Brazilians for its ability to enhance physical strength, provide energy and deliver high nutritional content to their diet. The acai fruit is a small purple berry about the size of a blueberry and is derived from the acai palm that is native to the Amazon.</p>

<p>It is good practice to hire a lawyer anytime you are purchasing land or property outside of your home country as property purchases can become complex, even when you know the system. Throw in a different language and new property terms and it is easy to see why a lawyer could help you to save money.</p>
<p>It can be vital choosing the right real estate consultant and lawyer when you are purchasing in a foreign country, such as Brazil. Ensure that your lawyer is a member of the OAB, Brazilian Bar Association, speaks your language and is experienced in transacting property for foreign purchasers.</p>
<p>Your legal representative will advise you on your real estate purchase, contract, legal implications of the transaction and to some extent the tax consequences of the purchase. Brazil has very straightforward property laws and if the correct documents are in place the acquisition can be very swift. In older properties or land purchases, these documents may not be available and it is your lawyers duty to collect these documents and confirm their validity.</p>
<p>The type of service that will be provided to you by your lawyer will vary greatly and be dependent upon the type of real estate that you are purchasing. An off-plan apartment will have most of the required documents in place, as the documents will have been required for the planning permission process. In older country and beach properties, your lawyer will be required to make a far more extensive inspection of the documentation, as there may be issues with regard to ownership, as some older properties may not have registered their title.</p>
<p>The process of buying land is the same as property except that you will have a report prepared which will set out the borders and size of the land. The report will also give the urbanistic characteristics of the land stating what can be built on the land, as well as a detailed plan for inclusion in your title deeds.</p>
<p>When your lawyers have confirmed that the property is legally ready for sale, with all documentation in place, you will then sign the purchase contract known as, contrato de compra e venda. The contract details all of the information with regard to the purchase such as the seller, the buyer, description of property, price and so on. Importantly it also sets out the date that you can take possession of the property.</p>
<p>With the contrato de compra e venda signed by both parties and with the deposit paid, the contract becomes a legally binding document. The amount payable as deposit at this stage and the structure of payments until completion varies, particularly in the case of off plan property purchase as different developers offer different payment schedules and incentives.</p>
<p>When all of the payments are complete and the appropriate transfer taxes are paid, you will receive title to the property, ensuring your full legal ownership.</p>
