First Time Home Buyers Checklist

Getting into the real estate market for the first time can be very stressful. It is important to have a general understanding of what you should expect so you don't encounter any unforeseen challenges. Buying a new home can actually be a fun experience if you have the proper expectations.

1) Get in touch with a real estate professional. They're commonly known as REALTORS or real estate agents, but you should specifically be looking for a buyer's agent. Buyer's agents specialize in working with you, not the seller. Listing agent's that represent the seller have an obligation to get the best price for their client, but not the best deal for you the buyer. Find a professional that has your best interest in mind, and who listens to what your needs are, and puts together a good plan so you can get what you want.

2) Get pre-approved. It is very difficult to start your search without knowing your purchasing power. This is affected by your income, your credit score, down payment, and loan programs that are available to you. It's a good idea to work with a direct underwriter that understands your budget and your goals.

3) Assess your wants and needs. There are certain things we want and there are certain things we need. Your wants and needs are very subjective to you and your personal preferences. Make a list of what you want and what you need and rate each of them on a scale of 1-10. Your list will be invaluable throughout the home buying process and will guide you through what you are willing to compromise for your ideal home. Make sure if there are co-signers that they are involved in this process as well. Just be forewarned that you might want use a pencil. You may find that you're wants and needs may change throughout the process of looking at homes.

4) Find out what's going on where you're shopping for a home. Depending on what you're looking for and what area you're looking, you need to act accordingly. Most of the country is experiencing a buyer's market right now. That means there are more homes on market than qualified buyers that are looking to purchase. A buyer's market can result in some great bargains and terms. Not everyone is experiencing a buyer's market. There are segments of the market, such as entry level homes and condos where there are more buyers than active homes for sale. If this is the case you need to be aggressive in writing you offer, more often than not you will have some competition.

5) Where you live matters. There's a reason why they say location, location, location. It's because this is the most important aspect of real estate. You can always change what in the home or tear it down and build a new one, but you can't change the location. Make a list of neighborhoods and communities that work for you so when something comes on market you know you can count on the location.

6) Negotiate. Negotiation is an art that depends on circumstance. If you're in a buyer's market than you will have many opportunities for a lot of homes that may fit your criteria. The most effective negotiating is done with knowing your market, because knowledge is leverage in the negotiation process. Make an offer according to your motivation to purchase the home your making an offer on.

7) Get a home inspector. Finding a qualified and reputable home inspector could be one of the most important stages of your home buying process. This could be one of the largest financial purchases in your lifetime, so it is imperative that you get a 2nd pair of expert eyes to assess the condition of your new home. Go over the report with your inspector and your buyer's agent so you can come up with a strategy to negotiate repairs.
8) Close escrow and move. Your dream of becoming a home owner has come to fruition. You now have the benefits of being a homeowner including pride of ownership, tax benefits, potential to accrue equity, and not having to answer to your landlord.

Some Basic Truths About Foreclosed Properties

When you say the word FORECLOSURE, most people have two popular notions about foreclosed homes: that they are being sold at bargain prices and that they are only located in crime-ridden areas. The former is not always true while the latter is definitely not always the case.

The price of foreclosed properties can be 30% to 40% cheaper than their current market values but that doesn't necessarily apply to all. Most houses will likely be sold at about 5% less than their current value. This is because banks decide the listing price with respect to the condition of the property. Many factors including, but not limited too, the location and the type of neighborhood where the property is will also affect the listing price of the property. A common notion that a foreclosed home can be bought cheap, only requires a little fixing up, and can be sold at a hefty price is a big misinterpretation. Well, some properties may fit this idea, but this is no longer the norm for this type of real estate investment.

For foreclosed property buyers, this means one thing: in order to get the best deal, you really have to put in the time and legwork in finding the best property on sale. One thing you have to remember if you are considering this kind of investment is that banks will definitely not sell off the properties at cheap prices in ALL situations. They know the value of homes that they have foreclosed and they don't treat them as liabilities, but as assets.

What about those properties that sell at bargain prices? Most, if not all, require major repairs or have eviction issues, or both.

Foreclosed properties can be found everywhere and can come in any form, shape, size, and price. This is contrary to the popular belief that foreclosed homes can only be found in crime-ridden areas. Meaning, finding a country villa, log cabin, beachfront home, and prime property among many others are within your viable options. But you should never, ever expect that these properties are sold dirt cheap. As the old saying goes, "you get what you pay for." So, if you are eying a premier foreclosed property, just expect to pay the real cost or slightly lower than its current value because in the end, saving you from the trouble of repairs and dealing with the bad neighborhoods are really worth the extra bucks.

Saving on Homeowners Insurance

Your home obviously holds a ton of importance to you. It's the place of residence where you can go back to every night and sleep tight in. It's filled with everlasting memories and important objects of affection. But what happens in the event of a tragic disaster? I'm talking about a type of disaster that completely destroys your property?

One reason it may not have adequate coverage is the recent economic crisis, which is understandable. But what does not make sense is what will happen if a disaster does destroy your home. Then what financial shape will your family be in?

Instead, focus on ways you can save on your home insurance. A lot of home owners are saving on their premium by raising their deductible. Raising the deductible one level can save a family hundreds of dollars every year on home insurance.

Home owners also receive a discount on their insurance premium by installing proper safety devices around the home, such as smoke alarms, fire extinguishers, and burglar alarms. Is your home equipped with these?

Purchase more than one policy from the same provider. This process, known as bundling, can save you even more money each year on your home insurance policy. Companies award clients that continue to come back for more than one insurance policy.

When purchasing home insurance, insure your home for 100 percent of the cost to replace the home after a loss. This is called insured to value, and it can save you significant dollars on your home insurance premiums. You will have the coverage you need to protect your home and your family without spending a lot and without over insuring your home.

Although all the above procedures are ideal ways to cut cost, the primary way your insurance premium will drop is through a high credit score. Insurance providers analyze your credit score to assess your "risk." Individuals with poor credit scores are considered irresponsible and "high risk." Obtain a free credit score and study it for errors or causes for concern.

While it is important to cut back on expenses during a tight economy, it is not a good idea to cut back or cancel your home insurance policy. You want to make sure your investment is protected. If you have specific questions or need an insurance quote, contact a qualified insurance provider. They can help you design a home insurance policy that not only meets your needs, but that is also affordable.

Things To Consider When Investing In Real Estate

When it comes to making money, lots of opportunities abound, whether it be in the stock market or in business. But these areas also offer a significant amount of risk. As a result, most people do not engage in these speculative activities. But real estate is something which more people can be involved in, simply because everyone needs a home to live in. However, no investment is entirely risk free, and so even here a certain amount of due diligence is required.

Renting a place to live in might be cheaper in the short term, but spread over the course of many years, one ends up paying more in rent than one would in buying and running a house. This is because the amount of the mortgage that has to be paid is reduced as the interest is paid off and the principle amount is reduced. Monthly rent, on the other hand, often goes up over time.

When a person decides that they want to buy something, affordability is the most important thing. Mortgage payments are a major expense, so you should ask yourself how much you can afford, while remembering that there will be all kinds of other expenses, such as paying property taxes and hydro expenses. Putting as much money down as a down payment will help reduce mortgage expenses.

Buying property is considered a guaranteed investment, but recent events have shown that this is hardly the case. The sub prime crisis was fueled by people buying homes with no money down and taking advantage of low interest rates. But they did not consider that those rates would go up, and when they did, they could no longer afford their homes. The scale of the disaster caused house prices everywhere to drop.

Patience is required for profits from buying a property to materialize. In the stock market you can sell your stocks the next day if the price goes up. But this is rarely the case when you buy property. The value of a house goes up over years and not days.

When purchasing a property, there are many professionals who can assist you. A real estate agent can help in buying or selling a home. He or she will tell you how much you can expect if you put your home up for sale, and will list the property and get you offers. Or if you are looking to buy, he or she will show you properties suited to your preferences. A real estate lawyer will take care of all the technical details involved in buying or selling a property.

There are various fees that you will have to factor into the transaction. If you decide to hire an agent, they will charge a commission according to the price that a property is sold for. And a lawyer will charge fees for his or her time spent in transferring and registering the property.

It is true that real estate is one of the better ways of investing money, but every investment comes with some level of risk. Especially because of the large amount of money required, one should think carefully before deciding to take the plunge.

As the recovering economy slowly regains its momentum, this might be an ideal time to invest in the Toronto real estate market. In fact, this prosperous city is the ideal place for relocation, since every association Toronto is dedicated and socially responsible.

What Is A Subprime Home Loan?

A loan with considerably high rate of interest is known as subprime home loan, and is specially designed for the high liability borrower. Such loans are usually considered to be of high risk, because they frequently contain hidden fees, charges, and high rate of interest. The only good thing about it is that, this kind of loans are offered to people having no credit, bad credit, or records that prevent them from receiving other types of loans.

Usually the loans are finalized by the organizations named Freddie Mac and Fannie Mae, but this is not the case for home loan. For this case of home loans, the financer has all the rights to set the rate of interests as high as they desire. That is why it is very necessary to carefully f\go through your agreement paper before signing it. You may also ask your lawyer to have a look at it for any hidden charges.

A subprime home mortgage is usually meant to be very risky for the one who applies for it. There are many people with bad credit record and less income applying for loan and the insurer wishes to make the most of this arrangement. The lender approves their loan, but tries to make as much profit as possible out of it. They offer these loans with very high rates of interests and with several hidden charges.

Don?t be discouraged, because there are some benefits to getting a subprime home loan. If, for some reason your credit is too bad to be accepted by other lenders but you still have enough money to make monthly payments, a home loan may before you. It can take years to fix your credit score, and sometimes you just need the money right away. If you make your payments on time you will be able to improve your credit and refinance your loan.

This is when many mortgage agents propose home loans for you. If later, you feel that you plan doesn't suit your needs then you can get it refinanced. However, this may not be feasible if the rates are mentioned in your original documents. These rates would be so high that it would become nearly impracticable to get your loan refinanced and this may keep you trapped with bill that you are too high to pay.

In order to save yourself from being scammed, and getting the most suitable plan available for you, you must look for a genuine agent. While selecting an agent for you, you may want to look around and have a talk with different agents. This will give you a fair idea about them and you will be able to select an agent who will offer you the best deal possible. You can also find details about a particular agent online through the ?Better Business Bureau?, or you can find out by making a call at the company in which the agent is employed.

Get a subprime loan only if you are certain that it is the most suitable choice for you. Your agent will inform you about diverse other ways to get a loan on the basis of your financial condition. Don?t hurry and take enough time to explore all options and different types of loans available. Also ensure that you read the agreement well before accepting it.

Types of Homeloans and What You need to know

Home loans are often referred to as mortgages. Home loans are needed in order to purchase a home or property. The mortgage is paid in installments over a set period of time.

There are different types of home loans. The most common type of home loan is a fixed rate home loan. These are especially attractive to first time home buyers. Fixed rate home loans are stable, with a monthly payment that remains the same over the term of the loan, which is usually 15 years or 30 years. Fixed rate home loans are low risk, protected against inflation and easier to budget.

Adjustable rate home loans, unlike fixed rate home loans, adjust the interest rate over an initial period (between a few months and few years). Adjustable interest rates begin high during the initial period and slowly reduce in rate.

A third type of home loan is the balloon home loan. In a balloon home loan, the monthly payments are based on a 30 year amortization schedule, but the entire home loan balance is due at the end of the loan?s term, which is either five years or seven years. If you cannot pay the entire home loan balance at the end of the term, then you can elect to reset the home loan at the current interest rate.

A newer type of home loan is called a reverse mortgage. This appeals to older homeowners, especially those interested in supplementing their retirement savings. In a reverse mortgage, the home owner receives money instead of making a monthly payment. The reverse mortgage does not need to be repaid until the home is sold, the owner dies or the owner no longer uses the home as their primary residence. You must be 62 years old and living in the home as a primary residence in order to qualify for a reverse mortgage.

Down payments are required when taking out a loan. Depending on the type of loan, the down payment can range from 3-20% of the home?s total value. The buyer?s credit history, income, and the value of the home are calculated into the down payment.

The buyer will also have to pay closing costs on their home loan. These are usually three to seven percent of the home?s cost and include points, taxes, title insurance, financing and other settlement costs. You can negotiate with your lender to try and keep your closing costs down. Some sellers also pay the closing costs for the buyer as part of the home loan deal. Ask your home loan provider for details.

Buying A New Home: Nedbank Loans

Do you want to own your first house? How about upgrade or move to a bigger one? Nedbank understands these needs and realizes the importance of a home loan. After all, it is one of the biggest investments you will ever make.

Buyers want flexibility and Nedbank can provide it. Nedbank is known for their flexible loan offers and personal customer service.

Nedbank home loans can be used to buy either an existing home or vacant land so you can build your dream home. Home loans for 100 percent of the purchase price are available as well, depending on the buyer?s creditworthiness and the property?s value. Nedbank will finance between 70 percent and 100 percent of a vacant land purchase, again depending on the buyer?s creditworthiness and the value of the property. Home loans are also available to those who want to borrow money to make major improvements to their existing home.

Nedbank offers both fixed and variable interest rate home loans, as well as Nedbank Accelerated Payments, which enable the buyer to pay off their home loan faster than what is agreed upon in the home loan contract. This is an excellent way to say money on capital and interest.

Qualifying for a Nedbank home loan is easy if you are a South African resident with a good credit record. It should also be noted that there are minimum monthly income requirements as well. Before you apply for a home loan, check your credit report, Nedbank advises you to contact the credit bureaus if there are any errors.

You can also pay down high credit balances to increase your score. Remember, lower interest rates are only offered with high credit scores. Also set aside two to three months of incomes for the first few loan payments, which is known as reserves.

Buying a home means lots and lots of paperwork too. Make sure the documentation you hand over to one of the trusted lenders includes proof of identity, income verification, bank statements and the offer to purchase agreement. Hand over the documentation at the start of the loan process and not end. This will vastly speed up the loan approval process.

Paying monthly loan payments is part of the process. The monthly charge consists of the capital, interest, home insurance premium, and any administrative fee tacked on.

When you are ready to purchase a home, make sure you see a qualified lender first, as they can review your situation, answer any questions, and develop a home loan proposal to meet your specific needs.

Car Insurance Considerations

Taking out car insurance is never fun, but it's required by law and something you should not take for granted. Always consider the following when taking out a new insurance policy.

Make sure you understand what the policy does and does not cover. Does the policy meet your needs? If not, then ask your insurance provider to come up with a new policy quote. While you are required to have car insurance, you also need to make sure the insurance coverage will take care of you in case of an accident or vehicle breakdown.

If you are purchasing a car and will have a loan on the vehicle, full insurance coverage is required. Not only that, but most banks require proof of insurance before the loan is granted. Always support coverage that will pay off what is owed on the loan in case you are in an accident.

If you own a home or have life insurance, bundle your policies. That means you purchase all your insurance policies from the same provider. This can provide significant savings on all your insurance policies, and it simplifies your life because you are dealing with one insurance provider for all your needs instead of several insurance providers.

The location of your residence heavily influences your rate. More expensive vehicles need more expensive policies, especially if they are parked in large metro areas where the chance of theft or vandalism is much higher.

Teen drivers are considered "high risk" and are forced to pay high insurance premiums. Whether the family or child will pay for the added premium, just know that it's going to shoot up your car insurance much higher. Good student discounts can help the family save some money, as the insurance provider will award good students with cheaper discounts on insurance.

Insurance providers also offer many other discounts for senior citizens, veterans, and women. Certain organizations like the AARP, also sometimes qualifies you for a cheaper premium.

Never settle on one insurance quote. Research and generate several different quotes from different providers. A little extra work will earn you a cheaper car insurance premium.

Contact a qualified car insurance provider, have them examine your situation, and answer any questions or concerns you might have.
